The Remodeling Process

The remodeling process can vary immensely depending on the type of project you're thinking of doing, but the process is similar among most projects.                                                   

ATM Construction, LLC. is a full service residential remodeling company. We have been in the remodeling business since 1996. As your general contractor we can take your existing plans or convert your ideas to new plans and then estimate the cost of whatever it is that you wish to do.

All remodeling projects begin with an idea and are usually driven by the constant changes in your lifestyle and the inability of your home to keep up without proactive action.

Additionally, just like your vehicle, houses wear out, breakdown or become so dated as to no longer be useful or attractive.
We are experts at helping you convert your dreams to reality or explaining two dimensional plans in such a way that you completely understand all that is being proposed to change. Perhaps your kitchen is just too small to fit your needs. Maybe you'd like more "living" space added to your master bedroom, or maybe a seasonal porch and deck would be a great way to capture that scenic view from your backyard. No matter what the case, our job is to help make it happen.

Your Initial Inquiry:

During our initial conversation you’ll be asked basic questions about your project such as objectives, existing conditions and time frame. In most cases we’ll set a time and date for an on-site consultation at your convenience.

On-site Consultation:

During our on-site inspection we will:

  • Review your existing plans or simply talk concept.
  • Listen to your needs and goals and then provide suggestions.
  • Determine feasibility of the project.
  • Discuss the project budget.
  • Take photos of your present site.
  • Take measurements as needed.
  • Set a time and date to revisit the home with our sub-contractors as needed.
  • Review our home gallery of previous projects.

Exploring the Design Possibilities:

Depending on whether or not you have already engaged in the services of an architect depends on which step is followed next. In the event that the plans are already provided and approved by you we simply follow the above mentioned steps and then proceed to estimating.

Should you be in the earlier stage of knowing that something needs to be done but are not sure exactly what that is or how to go about it then we take a different approach.

For instance, depending on the nature of the remodel and the level of complexity, we can either recommend an architect that we feel would be the most suitable to your needs, or for simpler remodels, such as basement finishes or kitchen and bathroom updates, we can create the design.

The Approval Process:

Once the initial design has been created and all the changes and minor tweaking have occurred it is time to discuss the actual cost of the construction. This is that stage in the process where we disclose the actual cost of the project by reviewing the line item budget for all phases of the remodel. At this stage we will:

  • Review the line item job cost sheets.
  • Review the allowance items provided by us for unselected items such as plumbing fixtures, lighting fixtures, carpeting, tiles, counter tops, etc.
  • Review our written proposal which reflects our approach to your unique remodeling needs, discusses the rights of both parties, the expectations that you can count on from us and what we expect from you.
  • Review the time line for materials to be ordered.
  • Review the “calendar of events” for the project from start to finish.
  • Review the payment schedule.
  • Execute the final contract.

Preliminary Design and Cost Estimate:

After meeting with you to gather information, we will create a preliminary plan designed to:

  • Fit within your budget.
  • Address space requirements.
  • Create an attractive, functional living space.
  • Comply with local codes.
  • Most importantly! -- Tie into your homes architectural style. As most of our clients comment, “It looks as if it’s always been there”.


The Construction Process:

After coming to an agreement on design, budget and timing, we will meet with you for a pre-construction meeting to include:
Addressing any special concerns or considerations you may have.

  • Review the plans and specifications of your project.
  • Verify all site conditions.
  • Consider your house pets.
  • Develop a firm work schedule.
  • Review work hours.
  • Plan for material storage and workers’ parking.
  • Check availability of special order items.
  • Address the permit and inspection process.
  • Discuss our change order policy.
  • After we obtain a construction permit from your city, the demolition of existing spaces, when necessary, will begin. Once all demolition has been completed, the new construction will start.

As the construction process nears a close, it's a very exciting time, because your project has taken shape and is almost ready for you to move into.

At this point, our Project Manager will walk the jobsite with you to create a final punch list of items that must be completed. Once those tasks have been addressed and the construction is completed, you'll be ready to enjoy your new space.
